Terms of Service

These terms govern your use of Land Prowler ("we", "us"), operated by [LEGAL ENTITY NAME], and its land due-diligence reports. By creating an account you agree to them.

1. What Land Prowler is — and isn't

Land Prowler produces preliminary screening reports about vacant land from public records, government datasets and models. A report is not a survey, an appraisal, a title commitment, an environmental assessment, an engineering opinion, or legal advice. Every item is labelled Verified (read from an official record), Likely (inferred from data) or Needs a call (not confirmed). Public data can be wrong, incomplete or out of date. Always obtain a title commitment to confirm legal access, and confirm septic, utility and zoning questions with the responsible agency, before you close.

2. Your account

• You must give accurate information and keep your password secure.
• You are responsible for activity under your account, including team members you invite.
• You may not resell report access or scrape the service without written permission.

3. Reports, memberships and payment

• Full reports and memberships are paid through Stripe; we never see or store your card number.
• A report we can't complete is returned to the credit or monthly allowance it used.
• Monthly memberships renew until cancelled from your billing page.

4. Information you log, and how it's reused

When you record answers from calls to counties, utilities or other agencies (for example a county's minimum lot size for septic), those answers are stored with the date and your account. County- or city-wide answers may be shown to other Land Prowler users researching parcels in the same jurisdiction, with the date and your display name (never your email); on shared links they appear as "confirmed by a team member". If you opted in at signup, anonymized facts may also be used to improve the service and in aggregate data products. You can change that choice by contacting us.

5. Shared links

You can create links to a buyer packet or a shareable report. Anyone with the link can view it until you revoke it. Shared links never include the owner's name, asking price or private notes.

6. Acceptable use

Don't use Land Prowler to harass property owners, to violate fair-housing, privacy or telemarketing laws, or to misrepresent a property to a buyer. You are responsible for how you use owner and contact information.

7. Disclaimers and limitation of liability

THE SERVICE AND REPORTS ARE PROVIDED "AS IS". [LIMITATION OF LIABILITY CLAUSE — e.g. liability capped at the fees paid in the 12 months before the claim; no liability for lost profits or for decisions made in reliance on a preliminary screening report.]

8. Changes and termination

We may update these terms; if the change is material we'll ask you to accept the new version before you request another report. You can close your account at any time.
