About
About Land Prowler
Deal-killer checks for vacant land, from the public record, with honest labels.
Why we built this
Checking a vacant lot properly means flood maps on FEMA, wetlands on the National Wetlands Inventory, zoning and road records in county GIS, special districts, deed restrictions and more. Each is a separate government site with its own quirks, and the one you skip is the one that sinks the deal.
We built Land Prowler to run those checks for you, against the same sources you'd check by hand, and to be honest about what the records can and can't tell you.
Where a record can't answer the question, the report tells you which county office to call, and a real person follows up after your first deal.

The approach
How we think about verification
Authoritative Sources
We go to the records themselves: FEMA, the National Wetlands Inventory, county GIS and road records, the property appraiser and the special-district rolls. Not an aggregator's copy.
Transparent Results
Every finding is labelled Verified, Likely or Needs a call. If we couldn't check something, the report says so instead of guessing.
Independent Checks
Each check runs on its own. If one government site is down, the others still answer, and the one that failed is marked so you know to look again.
